Another successful short sale closing with Chase Home Finance and IQ Credit Union!

This was not a simple one! I received this listing after a surplus of agents had attempted to get response on dozens of offers with no luck. None of them could figure out the proper channels for this Ridgefield WA short sale, because it was a VA loan, a Washington Mutual short sale, and was also tied up in the middle of a loan modification that had never been cancelled. On top of that, there was a 2^nd mortgage with IQ Credit Union. The good news is that foreclosure had been halted for over 2 years, so the threat of losing the house was not an issue.

 
Upon listing this Ridgefield WA home for sale, we were lucky enough to receive a short sale offer in the first week. After dozens of calls, faxes, and emails, I was finally able to reach a representative to remove the file from the loan modification department and into short sale. Believe it or not, 3 agents before me were unable to accomplish this task because they neglected to ask the right questions. That simple glitch in the short sale approval process kept this house from closing for 2 years.

With one phone call to IQ Credit Union of Vancouver WA, I was able to gain a short sale approval letter within an hour. Unfortunately, we lost buyers 3 times with the Chase short sale timeline before we got one to stick it out. So finally, after 4 appraisals, all the Chase short sale requirements, and almost 3 years, we were able to move a happy new buyer into this gorgeous Bellwood Heights short sale home before it was foreclosed. The sellers were happy to have this burden off their back, and we couldn't have done it without the cooperation of the loss mitigation team at Chase Home Mortgage and IQ Credit Union.
